I was wondering are there any Subject To investors here that work in New Jersey?

I attended a couple back in August, and both agents said what they’re seeing in their respective agencies is in Ada County which is the ‘epicenter’ of the Boise metro area and which holds some of the largest/fastest growing towns such as Boise, Meridian, and Eagle was their stats were showing 7 out of 10 buyers were from out of state, 5 of those California specifically, most were all cash purchases, and they were seeing increasing numbers from the Seattle, Denver, and New York City/North New Jersey metros.  

I am an out of state investor and I have 2 rental properties in New Jersey that I had hired a property management company to manage since mid 2019.I'm currently very stressed out, they abused my trust, took money and never repaired anything right and my properties' condition has deteriorated.Last week I came to know more details about each property's condition as town inspector's got a hold of my number and called directly.Everything they've been doing is reactive. 

Would love to get some advice regarding LLC's.My Partner and I recently bought a property in South Plainfield, New Jersey. 

I currently live in New Jersey and decided an out of state investment would be more affordable.

I'm looking at funding a few projects that are near the finish line with someone I know and would like to talk with someone knowledgeable with the ins & outs of hard money lending, due diligence, collateral stuff ...

We have a 2-family house in Jersey City that is in a R-3 zone.

Compare that to New Jersey where you'll get 1% response and people yelling at you!
