Where is the harm?  

The downside of having exisiting tenants is that they get used to some very inhappy , unhealthy  habits. 

If the non-industry people do not know the difference between an appraisal and someone giving them an estimated value of a home (with a 20% range), I don't really understand how they are harmed by the misperception.
