Yes, there are plenty of mentors out there, who want to take your money for the bootcamp and training, but at the end you still struggle to close a deal and getting answers and help when you need them most.Hire someone (investor/mentor) who is willing to put "money where the mouth is," like split with you on the proceeds for the bulk of their training fee.

Nothing is free, cheap is a relavent term.Driving for dollars, probate leads, divorce leads, absentee owner lists, bandit signs, word of mouth, calling on fsbos and Craig's list adds, etc are all options.

It just puts a really bad taste in my mouth they didn’t even attempt to make one payment or communicate what the problem is.

Most of commercial deals are off market, word of mouth, and personal business connections.
