I switched to Southwest and already got 100k bonus points. 10k more this year and I'll have a "companion pass" or buy one get one free SW flights for this year and next.

I would get prices for a gas heater and for a heat pump (you can also check out mini-split systems, which have the bonus of providing cooling, but since you have ducts already the other options may make more sense.)You can absolutely have one unit electric the other gas, you just can't have one gas heater serve both units and bill to one tenant.Another option which I've been using for my tenants while I procrastinate on selecting a from the choices above, is offer to raise their rent $25/mnth and give them $100 off per month Dec, Jan, and Feb.

My small 1/1 which was renting for $600/mo now earns $1,000/mo after all associated fees plus I no longer deal with any tenants as a bonus!  

I don't fault them for it, but basically the city promised these employees a generous retirement when the city was prosperous and growing, and we are still paying for it5) My favorite, the local politicians refuse to do anything about the problem.
