@Mario Morales I'll add that if you choose to work as an Owner/Builder and don't follow all the laws that a GC does.....you can/will be hit with penalties/fines/jail time.

@Justin Thompson There is a fine line between raising capital and joint ventures where the partner brings in capital.

if you have 10 properties and have 20K set said and buy #11 you do not have to automatically increase your reserves.  20K is fine for 11 properties for most. 

Failure for the sake of growth is an option I am fine with.

They've been around for awhile and the corporation itself seems to be fine at a national level.

Looking at the Year 1 data is typically enough.It also calculates Cap Rate, 1% Rule, and Cash on Cash return percentageI think the 1% rule, CoC, Cap Rate, and some other metrics are fine for comparison sake but none are a one-size fits all.
