I am experienced buyer/rehabber, having purchased 3 different properties in the Boston area (and I have a Dad and Uncle who are fix/live/flip DIYers).

You have to find someone who can put eyes on the property and give you an experienced opinion of what it would take to rehab it.

I would love to connect with other, more experienced investors that I can learn from along my journey but for now I just wanted to say thank you to those who put this all together. 

If you have a self-directed IRA you could utilize those funds or you can joint venture with an experienced note investor. 

For some reason ive always attracted a beginners crowd when I sought out to find experienced people.

However, from the more experienced members I see many commenting that they will not accept a request from someone without any note attached.

We Have one friend who is experienced in investing, and knows how to get off market properties, however admitted that they only have part time and limited availability due to some family issues.

That way it would be very clear who is at fault.Painting exterior of a property is not a cheap few hundred dollar job so im very surprised this would happen unless both you and the person you hired is not experienced enough / licensed.I don't want to make any assumptions or point fingers, but it sounds like it just your word against his.

Find an experienced landlord-tenant attorney in your area. 

I had a more experienced investor this past weekend (when I was complaining about the price of business loans) more or less tell me to suck it up, because 6% is still super cheap money.
