Thanks so much Evan, I appreciate the insight, Do you have any thoughts on the Cincinnati side of the river, I see a lot of listing in the my price range but don't know as much about the area? 

When it's time to sell, you can use a 1031 exchange to avoid paying capital gains on the sale.

He doesn't want to deal with tenants, so he gives me one of the units for free in exchange for me to deal with them, and to help him land this first property so he doesn't have to apply as much effort towards this deal. 

My parents have 23 houses but they never did the snow ball effect but I'm kinda leaning towards it to start out and would really love some extra insight on this subject.

Their communication up to the exchange of the first draw check, perfection.
