Hi Everyone, So I have been stacking my brain for the past few months trying to decide whether to purchase a multi family property as my first deal or to do a fix and flip?

I lived in Berkshire county for 2 yrs quite some time agoDidn't appear to be great flipping area but good buy and hold areamaybe things have changed and GE  or other companies have brought jobs there best of fortune  to you . 

My main interest is to buy and flip in Northern NJ, and develop strategic areas to apply Brandon's Brrrr strategy.I am looking forward to developing lasting business and personal relationships other like minded BP members!

Also is anyone is in the Rio Grande Valley and has experience in flipping I would love to meet up.

There are a few larger rehab companies in the area who can afford to flip homes at a lower margin that your typical one-man rehabber/investor.For speaking with motivated seller off the MLS, I think 70% of ARC minus repairs is the best rule of thumb.

My duplex was a flip, so it's fully renovated with brand new everything.

Hey BP,It seems like I've chaffed about 20 questions today alone, but here's the most recent.I have a flip that I'm rehabbing and I keep scratching my head when I look at this PINK bathroom.  

Interests - fix/flip, landlord, commercial. 

. :) not many leveraged to the hilt real estate investors that's for sure..but if its a great deal why not snag it and if you don't like it flip it and make a few buckaroos... just a thought.
