I only just started analyzing properties so I am no expert yet.

If I was to hazard a guess, I would say expect to see some strong economic shifts in the next 18 months.

Those properties that @James Wise indicates is best left to experts. 

They rely heavily on on our team of experts to help with the process from start to finish. 

As far as not collecting rent on the property if a Tax Certificate was purchased against it, I don't see why this would be a thing ( but I'm no expert here).

You need an expert to advise you so you can take an informed decision or use his report as a bargaining tool.
