& Birmingham, Alabama you may want to check out but full disclosure, I am not an expert in those markets by any stretch.

The property is generally sold with no disclosures to fall back on, and maybe they don't want it "listed" due to those sorts of issues that will become public due to the NAR and PAR disclosure laws. 

Probably sharing info I shouldn’t, but perhaps full disclosure is helpful in this case.

In WA you have to sign a lead paint disclosure. 

It's interesting that they counted them as commercial though, even though they are single family homes (for disclosure purposes). 

Sellers are responsible for what they report on the Seller's Disclosure Statement but considering it's been a year later, it's going to be a claim going nowhere.My recommendation would be to let it go, enjoy your life in your own home (big deal in itself!)

Also a buyer had mentioned to me something about a seller disclosure form to be submitted to the sellers mortgage company where they give you permission to see their mortgage info.
