My intent with lunch meetings was to just get to know local investors in my area face to face and not through a computer.

We also have the tenants deposit directly into our business account - they have the teller but a memo on the deposit with the building number and unit so we know which tenant the payment is for - then it is easy to see who has made their payment through  online banking on the computer or phone app.

Most of the investors I deal with want a few simple thingsKnowledge of the #'s and if the deal makes since in a deep dive and do the underwriting Areas in which investing of time  on market to rent & true cash flow numbers in those areas not just computer generated averages.Brutal honesty if the unit is in decent shape.
