I am having a challenge finding a small bank or credit union to pull cash out of SFR investment properties which I own free & clear.

So all of a sudden you have a decline in collected rents, your cash-flow sails out the window, you're paying 18% on credit card debt, and with lower equity you literally can't afford to sell the property because you can't afford the debt payoff and the realtor commission, closing costs, etc.  

I felt they did a good job preparing me for the state test.

With that being said it looks like I have a terrible income to debt ratio. also a credit score of about 620. 

We bought the house for cash for about 20k under appraisal and then decided to redo the original 1893 portion of the house ourselves and then we got a line of credit for the renovation.

Had one guest stay for 2 weeks and they apparently paid with a fraudulent/stolen credit card, VRBO approved the payment and stay.

My friend and her fiance do not have the credit to buy it back.
