Just as we look at comparable properties to assess value alternative sources of information are out there and they value may simply be more to the consolidation of different sources of knowledge that saves time and effort for a student in obtaining knowledge in a shorter time frame, an economic aspect.Mentors are not gurus in my mind, they participate in the activity that they give instruction in.

yes, ask for rental records for the last couple years (roles) maintenance records, copies of the leases, find out rental rules for the condo assn if new owners buy, some have odd restrictions, find out if there any special assessments coming up in the condo.

Just something to consider.If you do decide to rent to her, I'd list her as the tenant/occupant on the lease agreement and the father as a guarantor so you have someone to go after if things don't go well when you get to the 7 month mark.And I'd screen both since the daughter will be living in the house but you also need to assess the father's ability to pay as the guarantor.

Also asked the realtor where I needed to go to drop off my 1$ earnest money check :)Here's a list of things I want inspected for in this house:Mold, Asbestos, Lead paint, Lead pipes, electrical, plumbing, zoning, permits, setbacks, height limitations, other environmental assessments, land surveyor, pest control operator.Also since this property is close to the beach I called a couple friends who are working on quotes for insurance.I'll keep updating this post as the weeks go on and release more of the property information and other info as well as pictures!
