its being driven by the media to great lengths and causing mass hysteria. 

Why would a vacancy cause an increase?

Obviously that could change since this pandemic is causing quite a disruption across the country, but I haven’t seen a downturn in interested renters - even college-age tenants - at this point. 

Do remember that most lenders do not lend directly to LLC's, or changing title to one can cause the loan to be called (hopefully the attorney will discuss that). 

Every year 3-4 million people in the US die from all causes anyway and no one even notices. 

Important to know if there are easements, encroachments, etc. that can cause you issues down the line. 

And it looked like there had been some damage caused by a small fire plus the entire room was completely dark yellow and black due to many years of cigarette smoke plus multiple cigarette burns in the  carpet. 

Dont let them file for eviction, even just the filing can cause problems finding housing in the future.

I imagine foundation issues   could cause some big problems to the entire structure but I'm not an expert in these issues. 

It maybe dead/dormant/loss of opportunity equity BUT it doesn't cause insomnia & it gives the equities market the middle finger all day long :)
