Listing agent probably had his own interest in the house and wants his or his buddies offer accepted. 

I've already recommended the site to other investors - one of which has "invested" heavily in training from one of your "guru" buddies.

If you have some sort of a competitive advantage/in for the construction process (maybe you're really good buddies with a logistics company, you own a small brick plant, etc) I know an investor who primarily does SFH/small MFH new construction builds (build-to-rent model) and sells them at the 10-year mark.

@Tim G.A buddy saw a handyman special on the market for100K, it was the worst property on a nice street.

I work for my buddy doing painting, renovations, maintenance, repairs, etc so I'd love to connect.

I was shocked when I saw these numbers.My buddy just got an FHA loan and his closing costs were $14,480 on a $526,000 house!

My buddy is handy and interested in a bit of a "project" as well. 

discouraged that I was working my _ _ _ off but not getting anywhere.Then, I looked at a buddy of mine, same age, same middle class background, but he had simply trudged away on a buy and hold basis.Now, my buddy has 4 residences.
