What do you guys consider to be a better option?

I see value in both, but I'm unsure which is the better option.

I always think communication and cooperation are MUCH MUCH better than going to court to try to enforce anything.

And is it better to be cash flow positive vs have more cash in hands ?

You're better off contracting with a CPA for your taxes and seeing if they also offer bookkeeping services or can recommend a reputable bookkeeper as well.

Some markets are simply better suited for appreciation vs cash flow while other markets are the opposite.
