Property was an REO. 2 bed / 1.5 bath condo in Santee (San Diego area).

IE. 2 or 3 bedroom unit with a usable basement maybe, garage, yard etc...

The tile is all porcelain tile and glass mosaic tile that was bought from the Home Depot.Scott/Corey, The house was a cash offer for a bank foreclosure that we purchased off the MLS.Steve, I am not aware of a requirement to have egress windows in a finished basement, unless it is a bedroom in the basement.

Actually, it would still be a comp if similar in size and bedrooms and baths and style.

The difference between 2 bathrooms and fewer than 2 bathrooms is immense, as if the difference between 3 bedrooms and fewer than 3 bedrooms.Based on that, the first two comps are useless and the third is nearly useless...unfortunately.Secondary to that, the comps are too old, as others have said.

$1300 here could rent a nice 1-2 bedroom apartment.

Bedroom unfurnished.Upsides: Just to rent a house in this neighborhood, utilities not included, would be at least 5-6 times per month in rent what they're paying in rent.

The goal is to buy a cashflow rental condo unit.
