The letter will just have a few additional stipulation such as verifying rental income and appraised value.

From an appraisal standpoint, you may want to look into whether or not it will count as added square footage and that the bedrooms will be conforming.

More would have required a full appraisal, costing about $900 (2-family) and delaying the process about a month.

Yesterday the underwriter saw that the appraisal mentioned basement walls were wet so they are demanding a qualified person to analyze the basement.
