Typically a resi agent is great at selling a sfh and talking about how nice the carpets are but they can't analyze a deal and screen them for you.

If you and I are both analyzing the same deal that is 1000 miles away from our respective homes, you are going to be nervous to lock it in whereas I will likely be a lot less nervous because I've done this stuff before.

I landed myself a consultation job for the program director of a popular urban label!

they all need work which is what i am looking for and all 100 listings look like i would make profit on them.i work with my partner who analyzes the properties before we make offers and he cant check out all 100 properties. so i am trying to figure out how i can make the best of both of my time and my partners time without making offers on all 100 propeties (unless that is what i am supposed to do)
