So far, 6-months later my tenants have been amazing. 

Each one bedroom has over 10 people living and they built rooms throughout the house like a maze.

First of all I would like to start this post with a thanks to BP & its community for its amazing information/education on REI.We are six friends [from different states - NY(Albany), DE(Wilmington), VA(NoVA) & GA(Atlanta)] who would like to get into real estate investing by buying a property under a LLC.

My 3 month old son recently became the center of my wife and my world and I now feel even more motivated than before to make sure I provide the example, the future and the means for him to become an amazing man/father/husband/friend/business partner some day.

It's definitely better than a lot of other investments.I agree that california has received amazing appreciation but investors also need to pay buyer and seller agents a percentage to sell their investments.

It's an amazing book.

Those are amazing rates and I'd use them for rentals.
