i'm expanding my buy and hold strategy now to get my foot wet on trying rehab, and would like to work with reliable wholesalers who can provide the source. 

There is really no data on this so most of the numbers are just proposed.

Eventually I figured out that if I sunk all of my cash into properties, I wouldn't be able to buy any more for a long time and starting using some leverage.

No broad cities cashflow great right now with managers, some look good on paper but they just have more costly hidden issues then the lower cap rate cities.

Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.
