I keep hearing that even in other markets you really have to get creative nowadays, unless you get super luck with a killer deal. 

'Blown in' insulation, fiberglass or cellulose, is super cheap and easy to install.

I'm not super familiar with the Fort Worth market, but to make this deal worthwhile I'd imagine it needs to either be a flip (in other words, single familiy) or really in the heart of the most desirable part of town.

US is a relatively young country compared to Europe and Asia...both of which went thru this process of people moving to city, not sure what it is called....If you look, major cities all around of the world is super expensive....

I'm at <4% cap rate now and I think my rents are in line with the market, (perhaps a tad bit low for a super tenant).

Some googling suggests that maybe they've stopped doing POS.I'm not super worried about getting the financing - it's really just a matter of time.
