Rehab cost was right at about $9500 for materials. ( don't buy cabinets and counters from big box stores.

@Anil Samuelcheck the big box stores for open boxed items, they have their lists online now.  

But the only way it will change is if buyers stop agreeing to it, and since most pass the fees onto the seller as part of the closing assistance negotiated, it's unlikely to stop and actually seems to be getting worse -- I recently saw both admin and "storage" fees added, stating it's to store the documents for x years, basically having their client pay a fee for something that is required as part of their license, anyway, and definitely shouldn't cost that much.
