From my experience, the top items a renter is looking for in California are the following:1) In Unit Washer/Dryer & A/C2) Dishwasher3) Fenced yard4) Plenty of storage closets5) Easy access to freeways6) Pet friendly7) Close to amenities 

@Nick SabatI like the fact that you're thinking about "smart home" updates as it shows you're looking to make your rentals and or flips stand out from the crowd.I want to start out by saying you can go as big as one can imagine or as small as one smart device plus hub. 

There are SBA lenders who do that for self storage buyers, if the buyer is without experience.

It's my opinion that you most have storage for tenant's stuff and any money spent on landscaping is wasted unless your target tenant is class A.Must be nice to have the luxury of waiting until you look at a second property to make the offer on the first.

Plus I pay him $150 for basic maintenance (grass cutting 5 mo of the yr, snow shovelling walkways 3-7x a yr, light hallway cleaning, occasionally helps w/ lockouts, takes the garbages out on the correct days, etc.).In addition, as the building Super he keeps his tools in the basement and I give him some additional storage down there.

All of my properties are in Atlanta and I have a project starting off there, so, I'm packing all of my furniture and stuff into storage here, in California, and driving cross country on Friday, to Atlanta.I figure I'll stay 6 months to a year and do a few more things, before I'll come back to Cali.

seems like we should also be adding thermal mass to interior walls for the storage of energy.
