Prepare to be frustrated and don't get your hopes up too far as it may be a fruitless exercise.  

There are some good things to think about in preparing that you might find helpful.  

If I prepare part of your tax return, I'd be required under Circular 230 to sign the tax return and frankly I wouldn't sign it having not prepared the whole thing.

I'm prepared to walk from the deal (even after five months of dealing with this nonsense), but obviously this is not ideal. 

There are, for sure, investment opportunities here, but be prepared for competition and, currently, multiple bid situations on many properties.

Now no more frustration.You can obviously evict the tenant but be prepared for that major turnover expense as well; paint, carpet, cleaning, landscaping, utilities, repairs, etc.As far as PM's doing extra work chasing non-payers; 100% they do extra work.
