I’ve been working on a budget, financial plan, profit & loss etc.. in doing so I’ve been “auditing” all of our bank accounts, line by line.

He has paid me thus far $1500, he has called me a names, he even screenshot his account information. 

Always check an investor for an existing portfolio and financing in place, whether its a cash buyer check their bank statements, equity accounts, 401K etc.

I would suggest talking with a real estate-focused accountant to advise you where this line item goes on your return.

As a house hacker, you have to account for your lowered cost of living i.e. instead of renting a 2 bedroom apartment for $2200, you're house hacking with a leftover cost of $1500 after all costs.

Don't be fooled there are fair number of seasoned investors in that market (for proof see my failed 3-4 offers that were beat out), they just dont feel the need to discuss the market online here because it seems like a bit of a tighter network. 

A few notes:-- Does the rental still work when you account for the additional HELOC payments?

Most successful investor-friendly agents get their deals from multiple sources i.e. lead generation efforts; auctions; past clients; local network; active investors/wholesalers; other brokers; online marketing/advertising efforts; bandit signs; direct mail; etc - What do you require in order to take on a new client?
