Wouldn't that be considered say for example Joe let's his friend drive his car and his friend wrecks the car.

I do however know I want (at least at the moment) to be involved in being a landlord, I like the idea of residual income and not having to kill myself with physical labor forever.

It would have cost me about 150 to do it on yellow letters, so I am measuring my costs including materials, labor time, and a time factor.

I listened to Joe McCall talking about his first deal and he didn't file with a title company before marketing his first deal.

It's just as labor intensive as removing the texture, but doesn't require any special licenses since original stuff isn't disturbed.One other thing I was told is that if you test the ceiling, it comes back positive, and you don't abate - I believe it becomes something that you'd have to disclose when selling (if that's your plan).

Will he do like a 5 year seller financing until you can build equity through labor / remodeling or mortgage pay down?
