Hard money isn't right for the deal given the long hold time, so hopefully someone can inspire an out of the box / creative solution.  

Most stuff at IKEA is modern so not sure if it will fit your 1879 house, but it may be worth checking out if you haven't been there...Otherwise, Pinterest is a good resource for inspirations/hacks.For design software I've always used a free design software called Homestyler, but you may also want to checkout MagicPlan which allows you to create a floor plan using Augmented Reality by simply scanning rooms with your phone.

I have also partnered with a few gentlemen in our community to start a retail real estate brokerage, Inspire Realty Partners and again because of the relationships we have created at Renatus we have an unlimited amount of leads and business.
