I have been investing for close to 40 years - hard to believe and I am going tonite - love to gain new insights and methodologies.

Is it worth doing a 1031, if youre talking about 80k gain?

I'm just looking to get an idea on good approaches to gaining rental properties.

To gain equity to put into another property later on

if the defendant said it was out of his control the judge sent him to prison for contempt, until he was mysteriously able to gain control.

We would like to move into something with more land and I cant decide if we should keep our first house which I could sell with no capital gains, or keep and have about $500 in cash flow as a rental.

In the next year I would like to implement house hacking to start building a rental property portfolio early and start gaining passive income streams.

So my question to you guys: What would you recommend, when bird-dogging, and is it a good way to gain experience?
