The types of bills we pay are as follows (I do understand only some except credit cards as a payment option): Home Insurance/Property Tax/Water/(Gas/Electric can pay with a credit card fee)/Appliances/Home Depot/Maintenance fees, plumbers, electricians etc....I am finding that a lot of business credit cards offer rewards for more personal expenses like gas/groceries/travel/car rental insurance, again would not apply to our business and I want a separate card to keep my personal expenses separate from my business expenses.

My definition of cash positive takes into account cap expense (high in San Diego: I use $250/month for attached normal rental size and $300/month for detached), vacancy, standard maintenance, and any other expenses (I have 2 units I pay water and trash, 3 units I supplement the water, and 3 units I pay a gardener).The market at its current price point versus rent is more of a property/rent appreciation play.

Best fishing in the world (imho), I can garden year round, running on an empty beach is awesome, sunrise and sunset views and everyone is soooo much more relaxed than on the mainland.

You'll probably be paying for water, so I'd recommend a water-efficient toilet(Niagara makes a .8 gpf version which can be bought at Home Depot,) and showerheads that flow around 1.75 gpf also work pretty well.
