This is exactly what the American Dream is all about... working hard, saving money, sacrificing, and then using that capital to buy an investment and grow your investment into something bigger!  

I, too, am at the next phase of my life (nearly empty-nest) and have the same intentions that you expressed.

Anyone who is willing to put in some hard work, start with moderate amounts of capital, and throw in some good luck can have some success - that's the American Dream and if I can help someone else find some success who is hard working and wants to succeed - that makes me happy!

I just wanted to express what I went through.  

A question from a newbie....I inherited a tenant whom has no job and has expressed concern about making next months payment.Assuming I talk to him late in the month and he tells me he cant make rent.

I had to have something to work towards and if I just kept pushing myself and not quit I can see that good things are starting to happen.Biggest Advice to NEWBIES: Do not try to sell other people's deals without their express knowledge and consent.
