It's no different than any other deal using other people's money (private money, hard money, etc) which I would imagine falls under this category you do not endorse.I've bought many things with credit (cards or loans, all the same to me) and flipped them for double or triple what they cost me.

I live in columbus and miami about half the year both. economic activity in miami is like 20x what columbus is. net migrations by number of people are waaaaaayyyy more in miami. columbus has 10 out of the 14 growing counties in ohio. it's not just one county or city, it's the entire MSA. cool chart but definitely would never put Detroit in the same category as either.

This Corp will get a fee for the management.That would be a way to convert some passive income to active income.As active income does not have the same tax advantages as passive income you need to carefully weight the benefits that you can gain from a Corp (Many more deductions available, retirement plan contribution) versus the additional cost and taxes.
