You can even sweeten the pot by telling them they don't have to clean, and you will hand them their deposit on the day of move-out after a 10-minute inspection to verify there are no damages. 

You’re going to have to comb through 10’s if not 100’s of previous sales in the last 2-3 months of nearly identical properties to get an idea of what your target properties are worth.

Trust your gut then verify your thoughts.

The problem is, you pay to skip trace, then the numbers have to be verified through the SMS APP and so far, at least for us- we lose about 35% of contacts after skip tracing, apparently because they aren't "verified".

Hello all, I have a prospective tenant for a rent by room strategy, we're in initial stages (he hasn't officially filled out the application to verify his credit score) and he is letting me know he filed bankruptcy in 2020, but his credit score should be above 620. 

They may even want an appraisal to verify that they have plenty of coverage on their loan. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
