I definitely agree saving up right now to invest when I can is my number one priority right now!

You have a lot of leverage being the one who is in control of the contract.If you don’t get something lined up right away just repost it as a wholesale!

When and if Martial law is declared following the big one, I MUST be able to move to one of my future properties in Boise, Raleigh, Provo, Phoenix, Charlotte, Portland, Seattle, etc., and watch the great recovery from afar. 

And the potential tenant who wants to move in asap now is a martial art (and they are currently have another one at a different location which seems to be doing ok). 

To quote the great Mr T I pity the fool who is all levered up right now. 

I see a lot of those going up right now.You do limit your potential tenant pool with the living area on 2 levels.

But with issues with possible evictions, mold, and the idea of a sellers agent for a wholesale/flipper, something doesn't quite snuff upright.

Given the need to be efficient and the fact that I thought this deal was good enough to absorb any small defects as long as it was standing up right and it is.. this led me to miss the AC.
