In most cases, the actual returns don't work out anywhere near the projected returns and the drama and unpredictability that is associated with this asset class is just not worth it!

One of the main issues has been getting financing that doesn't require a refinance (we currently have a 2.99%) and aren't comfortable using a HELOC because permitting and construction times are unpredictable. 

Real estate markets can be unpredictable, so investors should tread carefully when making decisions.

That is why I have been 1031 exchanging my pricey condos in San Diego with those unpredictable HOA fees and making these soldiers get me a lot more money in my pocket every month.  

THE UNPREDICTABLE WORKLOAD  Am I the only one who is experiencing this?

You need to screen like any other tenant, but it saves a lot of money and headache during our unpredictable winters, and then you can be back at it in April/May.

This is an unpredictable business sometimes.That being said if you have a good enough deal, you can find the money. 

Inflation is TOTALLY UNPREDICTABLE....and is influenced by things beyond your control.

To be honest, no amount of books or podcasts will prepare you for the unpredictable curve balls you’ll face during a deal.
