I do upgrades but am very careful that they are upgrades for my house and not the tenants "taste". 

When working with investors, its less about getting an understanding of their individual tastes, rather looking at the properties needs and then choosing materials and finishes that lend themselves to the style and character of the home.

So it will be tasting, pints, and bottle fills available on site- BYOF-Bring your own food!

Clean and maintained should be your expectation, whatever's cheapest and durable should be your "taste level". :) I would get the best looking but cheapest and sturdiest flooring I could find that works with your subfloor.

I've found that once I got a taste of REI, I really enjoyed it and am not working to replace my salary with my investment property income.

This doesn't include the actual installation.Obviously I'm not doing commercial work, but I can send you an example of these drawings on a larger scale so you can get a general taste for what you may expect to get.

Had a bad experience with one of the big guru's salesmen a few years back and it put a bad taste in my mouth towards REI.

A few items in the kitchen and bath...maybe something on the mantle...all tastefully done....it can be very effective. 

It would be more of a negative than positive to long term tenants as they have their own furniture & might not like your taste.
