Your tone comes from above to look down on  people who are starting with very little means to propel themselves out of an undesirable state.

I can make this happen as well, but it is undesirable because it subjects me to more debt and thus will limit the amount of contingent liabilities I may be able to take elsewhere in our overall business structure.  

City proper, peripheral neighborhoods or metropolitan area?

In TX, buyers have cash and ample 3rd party financing, so the most likely candidates for seller financing are undesirable properties for sale by motivated sellers.   

There are areas in North that attract an undesirable type of tenant, and other areas no worse than neighborhoods in South mpls.I personally invest for cash flow but these areas often require more disiplined property management.

Relationship... consider it depending on circumstances and experience in peripheral areas surrounding investing.  

As a landlord I try to filter out all the peripheral information that people use as explanations or otherwise contribute to a discussion.
