@William Bohan as others outlined, there are several logical options, all with pros and cons (of course.) 

Hi I am a current homeowner and want to get a 2nd property for short term rental.I am wondering what would be the best course of action in terms of getting a loan for an investment property.Would you recommend getting a FHA loan or other conventional loan and living in the property for 1 year before renting it out and then renting out our current home or getting an investment loan and start to rent out the investment property?

Now of course a side effect of real estate is wealth, so not going to cry about that. 

Of course, with private lenders, you must give up equity or a return on the debt. 

I know in your city of Denver you can't host unless you live on the property but of course there are ways around that. 

Of course we know there is work in notes especially if they are not performing ..

Even though ALOT and I mean ALOT of people on bigger pockets or friends and family have told me airnbnb arbitrage wouldn't work out I have been pretty successful even though I was pretty much self learnt without any form of joining a course or anything like that.

Folks forget rates did not drop below 6% until 2009, which was due the nearly collapse of the world economy and of course the rock bottom 4 and under was a result of the world shutting down due to covid.  

What worked for me was partnering with a trusted local business or coworking space in the area and using their address (with their consent, of course).

I've visited out there and thought it was a great little area (besides the train...) with a lot of potential.
