It's going to conservatively cost about $2800 to have the carpet and pad replaced, soup to nuts. 

Im so up and down about it but also feel like its analysis paralysis 

I eat, EVERY SINGLE DAY, Spanish rice, and cupped soup as my meals which is fine.

I have been watching all the development and and corporations that have been and are moving into Camden (Campbells Soup, Conner Strong, Subaru, Cooper Hospital, Rutgers University and more). 

Accept this guy at your own peril because I don’t care if he donates blood at the Red Cross helps little old ladies cross the street and volunteers at the local soup kitchen the guy is surely going to give you problems !!

Basement all fixed up soup to nuts would be around $15 - $18 PSF (including framing, drywall, electric, plumbing, trim, doors, and flooring)Hopefully this gives you a high level budget to work from.

My mentor here in L.A. has, if nothing else, definitely thickened what I thought was an already pretty thick skin.
