You will get a call that the garbage disposal doesn't work, only to find that it's full of turkey bones, stuffing, and the weird pasta dish that Aunt Connie brought over and nobody wants to eat.I can't stress strongly enough how important it is to remove a garbage disposal from your rentals.

Then there is only one mail box, or if they want to install a satellite dish or whatever, it's a single address...seems like a headache.It seems to be the more practical way to rent is to rent the whole thing and let the tenant "sublease" the studio out, another headache.Do you guys stay away from these tandem properties or is there something I am missing?

I guess they should take it to the laundromat - offer them a roll of quarters for that:) But seriously, that is the extent of laundry trouble.For cooking and doing dishes, they can get water elsewhere temporarily.

That would minimize their dishes until you are able to get the problem fixed.You already have finances going out for repairs, but I think it a good gesture at least offer them a hotel for a night or two prior to Monday while they wait, & the plates, etc are inexpensive and let them know you are concerned for their discomfort and are trying to make things easier for them.
