My aunt is very "conservative" with her money lol, and bought a mobile home for her first home, she does art and faux for a living doing acid stain concrete, cabinets, concrete counter tops, etc. and she made her mobile home look INCREDIBLE.

LOL.in our forms in CA OR WA it clearly state liquidated damages are limited to the EM.However this is why wholesaling for those that can't close is such a stain on the industry.. you have this guy thinking shoot I will just put up 100 bucks if I can't close no sweat its just 100 bucks.. totally the wrong thing to be doing... and I am glad that states are finally seeing this and starting to enforce the selling RE without a license rules that have been on the books for ever..

Hydrogen peroxide will remove urine stains from hardwood floors (they may still need to be refinished).

I decided not to purchase this property, instead bought a house that already has rough hardwood floors (sand, stain, and seal) I do have tiles in two of my other rental homes though, one is marble and looks outdated.

You shouldnt have a big problem getting rid of the skunk smell especially if your remodeling and replacing carpets etc and painting but I would use a Kilz or my favorite is Bullseye 1-2-3 (has a stain, mold, moisture, and odor blocker).
