I'm biased because I think Wa has the most spectacular mountains but you can house hack in any of the places you mentioned.

There are tens of millions of commercial properties throughout the country that you shouldn't need to settle for a deal that is anything less than spectacular, especially if its your first deal and you don't have much cash.  

Aside from a very small coastline, that beautiful small country has hardly any industry or natural resources and only tourists have enough money to rent what investors buy.My first rule when it comes to international investing is that I’ll never take the additional risks of investing in another country of I don’t make significant more money than what I could make in my home country (Canada).The good news is that you’re educating yourself and doing your due diligence so you’ll be able to draw your own conclusions.

.............. that was 1 week ago ... sorry, my saga is written intermittently.So today ...I received a check for Aprils rent, thank the gods, because I don't think the sheriff was ever going to return my call .....I did of course have to spend a few hours on my rental fixing a leaky roof ... which I think was a spectacular job by Me, Myself, and I.

I reckon a VA Loan CAN be a spectacular deal - but ONLY if attached to a "spectacular deal"!

Not necessarily on the borrower side but on the Money side to fund our business pursuits.. and of course like anything real estate related.. we have had spectacular wins and some Dud's..

The townhome angle is intriguing because I see nice, but not spectacular, 3br townhomes in good areas renting for $3500-4k/month.
