Most agents have no clue how to help investors.

They better be able to tell you about problems that they’ve had and what they did to solve those issues.

This will take time, and you will have to rinse and repeat a few times, but it will work to permanently or at least semi-permanently solve your problem. 

There are some hatemongers that don't have a clue about law and this line of business but deliberately spread false information about wholesaling on BP to intimidate and mislead.

A possible 4th option came up when I was reading some past BP entries and noticed that some older multifamily properties are grandfathered into being approved.Does anyone have any advice on which route would be best to solve this issue?

Solve maintenance concerns and you will have happy tenants.
