If the goverment line of defense does not hold and banks start to forclose it will take 12 to 18 months before we see these forclosures and buyer demand will soak up any distressed assets swiftly.

-Soak up knowledge like a sponge through podcasts, these forums, books-Learn how to analyze property (or partner with someone who can)-Make sure your personal finances are cleaned up and you have some cash for investing and for emergencies-Pick a market-Build a team-Take ACTION and put in offers-Constantly network with other investors and people in the industry-Learn from all the mistakes you'll make (you WILL make a ton)It's not easy, but with focus and putting in the work, anyone can do it.Best of luck.

With some of the research I’ve done, it sounds like if we went the LLC route OR buy things jointly then the mortgages would show up on both of our radars - and, my concern with that is that I know getting more than 10 mortgages is challenging per person, so I’d hate to to soak up that potential with 10 shared mortgages, when individually we could have gotten 10 each (20 total)We both have experience with rentals and airbnb as we each of several of our own, but we’re looking to scale/expand and we have complimentary skillsets which would help make that possible, hence the teaming up - but just don’t know how to logistically partner up.
