I have been listening to a lot of the BP podcasts and started to read on the subject and just have been soaking up information.

Good Evening fellow BP'ersMy name is Harold and I have been lurking around for a while now soaking up information and trying to learn as much as I can.

Who or how am I going to pay for the damages when she moves out and the carpet, pad and floorboards need to be replaced because it is soaked with cat urine?

I currently live in Overland Park, Kansas and am focusing on finding a small fix-and-rent multifamily property (house hack).I found this community via the podcasts have been soaking up the crowd-sourced information that these forums contain. 

it astounds me that instead they blow what little seed capital they have thinking they are going to wholesale houses.granted some do OK but most dont as we know.. you decided to make it a true career.. not a get rich so i can buy rentals and not have to work any more.. thats flawed thinking at the outset.

The property is not currently on the market but I'm very interested in planting the seed to see if there's any interest in selling.

I'm VERY new to the whole process so i'm soaking up any info I can find so im more confident going into it.
