Maybe not as many potential deals providing skyrocket returns and maybe a LOT of competition.

So I'm on both ends of the spectrum.I'm not a Vegas fan as the prices there have skyrocketed now, but even when the prices were advantageous, I have never liked the fact that the primary industry there is entertainment--which is the first industry to tank in a recession.

Look at supply/demand (We opted against JT as @John D mentioned it's highly saturated which pulls down your returns and also costs are skyrocketing making the returns lower - good luck finding the mythical $100k home that isn't a shed any longer)Best of luck Shawn
