although I'm skeptical of going with her service, it is pretty logical because she would be helping me rent out a property long-term but sublease it for Airbnb.

Moreover, it allows you to set the terms of the lease agreement according to your preferences, which can help prevent misunderstandings and disputes in the future. 

If you do this, make sure you have clear intentions and written terms each party agrees to.
