Their model is very sensitive to interest rate and purchase spreads in the marketplace for return.  

Some people have very sensitive noses.

This is important because if you are going to be investing in time sensitive investments such as tax lien certificates or buying properties at auction, you need to have the ability to have the cash or write the check right then and there.

I'm chemically sensitive and short of breath.

It might sound unreasonable but if you stepped on the agent's sensitive toe, then containing the damage is important.

Since multi-units are priced based on CAP rates, they will be interest rate sensitive.
