Good Afternoon, I am approaching my loan seasoning timeframe and I'm getting ready to Refinance and get a lower rate using the IRRRL.

Just trying to wrap my head around the differences of if we got a standard mortgage up front vs. private equity and then paying that off by getting a conventional mortgage after seasoning. 

Assuming the area you do arbitrage in is not a seasonal area and have demand year round with maybe some fluctuation.

There are seasonal dips in income here on the barrier island of E Florida. 

We are using Guesty software to set our pricing adjustments for seasonal and far future vs near term, but maybe its a little overkill for MTR. 

How would a more seasoned duplex owner go about getting a good tenant?

looked into lake harmony, penn estates, and big boulder communities. it's a 4 season area really. 

Yes I have answered this numerous times on other threads, but bullet points:1 - If you are considering a PM, now would be the time to hire as you can lean on them most likely.2 - Look for designers in the area. 

STR offers higher income potential, flexibility, and tax deductions but is subject to seasonal demand.
