I would HIGHLY recommend that all garbage disposals be removed from houses with septics.Even in houses with public sewers, I don't recommend that coffee or rice be put down the drain.One LL I know had tenants who apparently thought that a garbage disposal was some sort of super shredder.

Of course, prices in the city are insane--families are looking at areas such as Mission Terrace, Outer Richmond/sunset, Glen Park areas to live. 2) Out of state investing is not as scary as it sounds--go visit a market or two, connect with people from those markets on BP, and you'll find out that there's not a lot of barriers to investing out of state.3) Buying a multi-unit in the E.Bay, living in a unit, and renting the others can be a great investment.
